Welcome to Chickahominy Woods Townhouses Association!

We’re excited to have you in our community, officially platted as Lee Terrace Townhouses in Henrico, Virginia. This brochure provides a quick overview to help you settle in and understand the key details of living here.

Community Landmark: The main entrance is at 310 Lee Avenue, near the intersection of Lee Avenue and Colonel Drive. Please use ACS West’s mailing address for all correspondence.

Board Meetings: Board meetings are typically held on the third Tuesday of each month (January - November), with the Annual Meeting and Election in April. Meetings are usually at The Springs Recreation Center (302 Lee Avenue, Highland Springs, VA 23075) or via Zoom. Check the monthly agenda for location details.

Assessments: Your assessments fund important community services like street and lawn maintenance, and snow removal. The current assessment rate is $154/month, with a $10 late fee applied after the 16th. Non-payment can result in liens or legal action per our collections policy.

Utilities:

  • Water & Trash: Henrico Public Utilities
  • Gas: Richmond Gas (Note: No gas service to Southern Court's lower block)

Trash Collection:

Trash is collected every Tuesday, with a one-day delay after major holidays. Only Henrico County-issued bins are allowed, and lids must be fully closed—overflowing or loose items will not be collected.
Please store bins according to Association rules, and they cannot be placed in front of garages or home entrances.
Recycling is not provided, but you can use the Charles City Road Public Use Area for most recyclable items. 
The county also holds paper shredding and electronics collection events twice a year.
 

Cable & Internet: Verizon Fios offers the most reliable service. If you install new cables, they must be buried properly to avoid damage or injury.

Insurance Requirements: You are required to maintain full home insurance on both your home and property. Since these are not condominiums, you own the interior of your home, a portion of the yard adjacent to it, and half of the firewalls. If you're an end unit owner, you also own the exterior brick wall. Any changes to the exterior of your home or yard must receive written pre-approval from the Board. To request approval, submit an ARCH form with supporting documents by the monthly deadline. Additionally, all homeowners must submit proof of insurance to the management company annually.

Safety & Security:

  • Wildlife: Our proximity to wetlands means wildlife is common.
  • Drones: Not permitted per FAA regulations.
  • Neighborhood Watch: We participate in Henrico County’s program.

Parking: Due to the limited number of paved parking spaces, we have strict parking rules. If you have a townhouse with a garage, you are not permitted to use surface parking spaces unless granted a special exception. All overflow parking is designated on Lee Avenue. Vehicles without a parking tag or parked in unauthorized areas will be towed at the owner's expense. Parking on grass surfaces is strictly prohibited.

Henrico Fire and EMS/Rescue Squad:

The Henrico County Fire Department regularly visits our community for training, inspections, and when needed. Unlike surrounding counties and cities, Henrico County does not charge for EMS services.

Police and Other Useful Information:

Our community participates in the Henrico County Community Police Neighborhood Watch Program. For non-emergency police assistance or animal control, call (804) 501-5000. We recommend saving this number, as it’s useful countywide.
